Work begins on $35M assisted living community in Tega Cay

— Work has begun on Wellmore at Tega Cay, a $35.5 million assisted living community at the corner of S.C. 160 and Stonecrest Boulevard.

When finished, the 12.5-acre site will have 152 housing units as well as a clubhouse with a dining hall and fitness room. The center will have a capacity of 210 people and will employ about 130 people.

Construction is expected to take about 14 months with an anticipated opening in the summer of 2015.

Richard Conway, managing director for development of The Maxwell Group, said the site was chosen because of its location.

Within a 5-mile radius of the site there are no similar facilities, Conway said. There are a significant number of possible tenants age 75 or older in the 5-mile radius as well as adult children ages 55 to 64.

The center, however, will serve York County and southern Mecklenburg County, he said.

The site also was selected because several retail stores are within walking distance, Conway said.

Wellmore at Tega Cay will offer three levels of housing: assisted living, memory care and skilled nursing.

Company officials describe Wellmore at Tega Cay as a “hybrid wellness and health care model.”

“It’s a wellness model based on exercise and nutrition,” Conway said with the emphasis on “purpose-based wellness programming” to help residents live longer and healthier lives. The number of amenities offered will be more than the typical assisted care center, he said.

As planned there will be 80 assisted care units capable of housing 120 people; 24 memory care units with a capacity of 30 for people with Alzheimer’s or similar conditions, and 48 skilled nursing units with a capacity of 60.

The center will have have a registered nurse on-site. Proximity to hospitals such as Piedmont Medical Center and Carolinas Medical Center-Pineville was another reason the site was selected, Conway said.

Prices for the units were not released, but will be “consistent with other providers,” Conway said.

According to AssistedLiving.com, the average price of assisted living in South Carolina is $2,997 per month or $34,500 per year.
